Why these exist
Five decision tools, one zero-bias goal: answer the question with real math, not sales pressure.
Each tool shows its assumptions, its sources, and when the conventional wisdom breaks. No lead capture, no upsell to click through the answer.

Most mortgage and personal-finance calculators exist to funnel you toward a lender. These are different: each one is a standalone decision tool that answers a specific question with transparent public-formula math, and then explains why — the assumptions, the edge cases, and when the standard advice stops being right.

They're built to be trustworthy first. All calculations run client-side (nothing is uploaded), the underlying formulas are published and defensible, and the data defaults come from public sources you can check yourself.
